Code compliance upgrades are often overlooked components of design that provide significant impact on a building’s comfort, safety, and property value. As design and construction professionals, we are tasked with providing an environment that meets the needs of our clients and the requirements of the building code. Though possibly not as attractive a topic as finishes and space layout, the following are a few code compliance upgrades any client can appreciate.

Energy Efficient Upgrades: Building codes require energy efficient features to be incorporated into buildings. Improved insulation, energy efficient lighting systems and efficient heating and cooling systems are valuable upgrades a building owner can provide to reduce energy consumption, lower utility bills, and provide a more comfortable environment for the building occupants.

Upgrades to Safety: As building technologies evolve, building codes upgrade the requirements for safety. Upgrades can include fire-resistant materials and fire suppression systems, improvements to accessibility, and structural upgrades. Accessibility upgrades provide building occupants with ease of use and maneuverability. Fire-resistant materials, fire suppression systems, and structural upgrades provide the assurance of safety. When occupants feel safe in their environment, they are more likely to have a better overall experience.

Increased Property Value: Code compliance upgrades such as solar installations, electrical car charging stations, net zero buildings, or any other upgrades that meet or exceed current building codes, are more attractive to potential buyers and tenants. The upgrades suggest the building is modern, well-maintained and can have a positive effect on perceived relevance and correlate to higher property value.

It’s important to recognize code compliance upgrades as more than just requirements of the building codes. For many building owners and occupants, they are an upgrade in safety, property value, and comfort and ultimately invaluable.
